APD started as a BES (Business Expansion Scheme) company back in the early 1990’s

• renting out one,
• then two, semidetached Properties in Southampton.

APD has recently

• built two semidetached houses in Frome Somerset;
• it also manages a flat in the Marais in Paris (see Before and After photos), and
• subsequently bought and renovated two apartments in Krakow.

APD has been actively looking at other sites in the Bristol, North Somerset, and West Wiltshire areas with a view to undertaking a more substantial development which will involve substantial shared equity and Communal facilities.

APD has also looked at becoming indirectly involved in the Retirement Village movement in the UK and has carefully tracked several recent developments.

These developments are typically between 100 and 300 units and usually have high deferred management charges, which ultimately deplete leaseholder values. In addition, on occasions, making profit out of on-going maintenance service charges.

Which are at the expense of the leaseholders and which casts them in the roll of passive consumers rather than more active owners.

Often these retirement villages catapult their residents from the total privacy of their own house to Campus living, which only makes sense if the gym, swimming pool, grounds are going to be intensely used. For some this works fine, others are looking for something which strikes a different balance.

Of all the locations which became available when the polish Housing market opened up Krakow was the most appealing.

A beautiful City , attracting international  investment, Krakow is further regarded by many Poles, who could now become more foot loose and fancy free as to where they lived in the Country, as the Spiritual and Cultural capital.

Housing demand is underpinned by the Academic and tourism appeal of the City.
